The Key Factors in the Campaign Include:
1. Setting your pricing strategy by Creating a “Buyer Search Range”
It is important to have the correct pricing strategy at the outset of the campaign.
The price should be set to attract multiple buyers to view your property.
2. Scheduling “Open Houses”
Open house inspections allow the buyers to view the property and their competition
Three weeks of Open House inspections is recommended.
3. Creating a “Sell By Date”
A ‘Sell By Date” is set to bring the campaign to an end and allow buyers to have a final date to submit their offers.
If an agreeable offer is made prior to this date, the date can be moved forward and all other buyers will be notified.
4. Inviting Other Agents via the MLS Property Network (MLSPN)
The MLSPN is a group of independent estate agents that network properties between themselves and introduce buyers from their own database.
This is more powerful that a Multi-Agent Agreement, as your property doesn’t become over exposed on the Portals (Rightmove, Zoopla, etc) and you only have your sole agent.
